Working closely with prominent engineering firms to develop subdivisions that are aesthetically pleasing and appealing to home buyers, The Southern Land Company complies with all governmental regulations and requirements. A key element of the Company’s business strategy has been to aggressively manage overhead expenses by outsourcing to subcontractors under “lump sum” cost efficient contracts.
Processing
Once the Southern Land Company places a parcel under contract, the Company arranges for the raw acreage to be suitably land planned, designed, engineered and subdivided through each local municipality to obtain development permits.
Planning
The Southern Land Company hires the finest and most professional Landscape Architects and Civil Engineers and after soliciting feedback from its builder clients, creates cohesive and efficient neighborhoods that fit gracefully within the environment.
“In-Fill” Projects
The Southern Land Company acquires raw land in established neighborhoods that have existing utilities at the site, high quality school systems, full-service shopping nearby and access to major arterial roads, streets and highways. The Southern Land Company prides itself on its ability to listen to community concerns and meet with community leaders to enhance the quality of each development.
On Site
After a parcel is fully permitted, The Southern Land Company supervises the clearing, grubbing and grading of the land, as well as the installation of water, sewer, storm drains and other utilities. The Southern Land Company then installs curbs, gutters and paved roadways, sidewalks, street lights, landscaping, street signs and amenities if applicable.
On Schedule
Utilizing the Critical Path Method for each project, The Southern Land Company insures that the work is completed within a specified time frame and within budget.
